The timing for roof replacement can depend on several factors, including the type of roofing material, the age and condition of your current roof, and any signs of damage or deterioration. Here are some common indicators that suggest it may be time to replace your roof:

Age: Most roofs have a lifespan of 20 to 25 years, although this can vary based on the type of material used. If your roof is approaching or has exceeded its expected lifespan, it's a good idea to consider replacement.

Leaks and Water Damage: If you notice frequent leaks or water damage inside your home, it could be a sign of roofing issues. These issues can occur due to aging, deteriorated shingles, damaged flashing, or other roof-related problems. In such cases, it's crucial to have a

professional inspection to assess the extent of the damage and determine if roof replacement is necessary.

Missing, Curling, or Buckling Shingles: Shingles that are cracked, curled, buckled, or missing altogether can indicate a deteriorating roof. Such issues can compromise the integrity of your roof and increase the risk of leaks, so it's important to address them promptly.

Granule Loss: Check your gutters and downspouts for an excessive buildup of granules. Granules protect the shingles from the sun's UV rays and provide fire resistance. If you notice significant granule loss, it may indicate that your roof is nearing the end of its lifespan.

Sagging Roof Deck: A sagging or uneven roof deck is a serious sign of underlying structural issues. If you notice any sagging, it's essential to have a professional roofer inspect your roof and determine if replacement is necessary.

High Energy Bills: An inefficient roof can lead to increased energy consumption and higher utility bills. If you've noticed a significant increase in your heating or cooling costs and your roof is aging or damaged, it may be worth considering replacement with a more energy-efficient roofing material.

Extensive Storm Damage: Severe weather events like hailstorms, hurricanes, or heavy winds can cause significant damage to your roof. If your roof has sustained extensive storm damage, it may be more cost-effective to replace it rather than repeatedly patching it up.

It's important to have a professional roofing contractor, like Winchester Roofing, assess your roof to provide an accurate evaluation and recommend the appropriate course of action. Regular inspections and maintenance can also help identify potential issues before they escalate, potentially extending the lifespan of your roof.

Winchester Roofing - Our Proven, Step-by-Step Process

(What We Do & Why It Matters)

When you hire Winchester Roofing, you’re getting a team that follows manufacturer-recommended methods at every stage—from deck prep and underlayment to flashing, shingles, and ventilation. That’s how we deliver durable, warrantable roof systems!

What to Expect: Our Step-by-Step Roof Replacement

  1. Arrival, protection & tear-off - We protect landscaping, remove old roofing down to the deck, and haul away debris so we can inspect your roof structure properly

  2. Deck inspection & repairsWe verify your deck is an acceptable, solid substrate (e.g., plywood ≥ 3/8" or OSB ≥ 7/16") and correct any issues like wide gaps or damaged boards before installing new materials. Proper panel spacing and a smooth, fastener-friendly surface are critical for shingle performance and warranty compliance.

  3. Underlayment strategy (by slope & climate) -

    1. Standard/steep slopes (≥4/12): We install code- and manufacturer-approved water-resistant synthetic underlayment (e.g., DiamondDeck®/RoofRunner™) to keep the deck dry and support the fire rating when required.

    2. Low slopes (≥2/12 and <4/12): We cover the entire deck with a self-adhered waterproofing shingle underlayment (WSU) (e.g., WinterGuard® or equivalent). This is required to reduce leak risk where water drains more slowly.  In high-risk areas, WSU is used even on higher slopes.

    3. The type of fastener and installation method used for the underlayment are determined by the manufacturer and directly affect the product warranty. For example, CertainTeed requires that synthetic underlayment be fastened to the roof decking with cap nails, while Owens Corning permits the use of staples.

  4. Valleys, pipe boots & leak-prone areasWe line valleys with WSU before shingling to handle heavy water flow, and we follow preferred valley styles for your shingle system.   WSU is also installed on roof decking around all pipe boots, around chimneys, and any penetration points in the roof.

  5. Drip edge, eaves & rakesWe install metal drip edge correctly—under underlayment at the rakes and over at the eaves for proper water-shedding—and fasten per modern code guidance.

  6. Starter strip & first courseWe use approved, manufactures starter shingles, sized and positioned to set the correct exposure and seal the eave line against wind-driven rain. We install the manufacturers starter shingles up the rake as well as the eave to qualify for the Wind Warranty Upgrade (130 MPH).

  7. Field shingles (installation pattern & exposure)We lay shingles per manufacturer spec (exposure, cut pattern) to avoid objectionable patterns and ensure reliable water shedding. Certain laminated shingles include installer-friendly features like NailTrak® and robust adhesive systems.

  8. Fastening (nail type, count & placement)We use corrosion-resistant roofing nails with the correct shank/head size and length, placed in the designated nailing zone —critical for performance and warranty.

  9. Flashing (walls, chimneys, penetrations)We replace or properly integrate step flashing (minimum dimensions and overlaps), counter-flashing, pipe boots, and kick-out diverters to move water away from walls and penetrations. Correct sequencing (base/step then cap) prevents capillary leaks and accommodates building movement.

  10. Chimney / MasonryReglet - For masonry walls (including chimneys) we cut a slot into the masonry wall, then embed cap flashing into sealant, applied inside the cut slot.  This cap flashing covers the base / step flashing described above.

  11. Ridge/hip caps & sealingWe finish with matching manufacturers hip/ridge cap shingles installed to manufacturer specifications. In cool or dusty conditions, we verify seal-down and hand-seal if needed to prevent wind lift.

  12. Attic ventilation checkAdequate intake (soffit) and exhaust (ridge) ventilation helps control heat and moisture, supporting shingle longevity and protecting warranties.

  13. Final cleanup & photo documentationWe magnet-sweep, haul away debris, and provide before/during/after photos for your records.

Once we have confirmed you are happy with the work completed, have no outstanding questions, we will provide you with a copy of the Warranty Documents, Project Pictures, and Invoice.

Frequently Asked Questions (Roof Replacement)

Q: Do I need special materials on low-slope sections (like porch tie-ins)?

A: Yes. For slopes ≥2/12 and <4/12, a full-deck self-adhered waterproofing underlayment is required beneath shingles. It’s a key leak-prevention layer where water drains slowly.

Q: Will you replace my flashing or reuse it?

A: We replace step flashing and integrate new counter-flashing with siding or masonry. We also use kick-out diverters where sidewalls meet eaves to prevent hidden wall damage.

Q: How many nails per shingle—and does it matter?

A: It matters a lot. We follow manufacturer patterns—4 nails standard; 6 nails (plus limited cement) for steep slopes/high wind spec. This is crucial for holding power and warranty.

Q: What about valleys?

A: We line valleys with WSU and install shingles in a manufacturer-approved style , woven.

Q: Why is attic ventilation part of a roof project?

A: Proper intake/exhaust ventilation reduces heat and moisture, helping shingles last and protecting warranties. We evaluate and upgrade if needed.
